Yes, Corporate Housing is available.

What leasing options are available?

We offer 2-15 month lease terms; daily pricing is in effect.

What are your application requirements?

Our requirements include 3x rent, pass credit and criminal, have good rental history.

Is renter's insurance required? (Add details, how much, what kind.)

Yes, our community requires a general liability policy with a minimum amount of $100k in renter's insurance coverage. An active renter's insurance policy is required throughout your residency with the community. 

What fees/deposits are due upon applying? Moving in?

Application and administration fees are due upon applying.

Do I have to pay first & last month's rent?

No, prorated rent for the first month is due at move-in.

When is rent due?

Rent is due on 1st of each month per the Lease Agreement

Can I apply online?

Yes, all applicants are required to apply online for their new home. 

Is there a late fee for overdue payments? Is there a grace period?

Rent is late after the 5th of month; a late fee of $250 is applied to any past due accounts on the 6th of each month. 

Are utilities included? (Which ones specifically.)

No utilities are in included with the rent.

What costs are not included in the rent?

Utilities are not included, pest control, and parking.

What is the average cost for utilities each month?

Utility cost will vary depending on household use. Trash and Pest Control are flat fees, rates will depend upon when you lease an apartment.

Are the apartments furnished? What is included?

No furnished units offered at this time.

Are there any bed restrictions for the apartments?

No Water beds permitted.

What happens if I need to move out before my lease expires?

Early Lease Term fees, subject to a 60 day written notice and a lease buy out fee allow you to terminate the lease with no additional penalties, while maintaining good rental history.

Are there any fees associated with moving in or moving out?

There could be fees associated with move ins and move outs that vary by each rental agreement.

What are the occupancy limits?

Occupancy limits are based upon 2 people per bedroom or local housing codes.

Can the apartment be sublet?

Subletting is not permitted, per the Lease Agreement.

How often is there a rent increase?

Rates are reviewed prior to all Lease expirations.

How much of the security deposit is refundable?

Refundable security deposits are $500 or $1500, depending on credit. A non-refundable security deposit alternative program is available for those interested in lower move in costs. 

Is there an application fee?

Yes, our application fee is $70 per adult over 18 years of age.

Do you have items I can rent?

Yes, we have climate controlled storage spaces available for rent. The monthly cost is $35. If you are interested in renting a storage space, please contact the leasing office. 

Under what circumstance can a landlord terminate your lease?

Evictions can be filed for Lease violations and non-payment of rent. 

Can the apartment be listed on AirBnB?

AirBnB, rentals are not permitted.

How much is the security deposit?

$500-$1500. ​Ask about our Security Deposit Alternative Program.

How can I pay my rent? What forms of payment are acceptable?

Rent is payable online through our Resident Portal and any Money Gram locations.

What utilities are not included in the rent?

Electric, Gas, Water & Sewer, Trash, and Pest Control are not included in the monthly rent. 

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

Yes, a criminal check is completed after credit your credit screening is completed.  Payment history, length of credit and other factors are taken into consideration. Bankruptcies must be discharged for a year.

What are the hours for the pool?

Monday-Friday 10am to 8pm, Saturday & Sunday 9am to 9pm.

What are hours of the leasing office?

Office Hours are Monday through Friday, Fall and Winter hours from 8:30am to 5:30pm; 9am to 6pm for Spring/Summer.

What are the hours of the clubhouse?

We have a new clubhouse coming soon!

What are the hours for the fitness center?

We will have a Fitness Center soon!

What are the hours for the business center?

We will have a new Business Center soon!

What property amenities are included?

Amenities offered include onsite laundry facility and pool.

Do you offer valet trash service?

No, we have restrictions on trash providers we can use.

Do you offer recycling?

No, our current provider does not offer recycle options.

Do you have free internet/WiFi? (Where is it available.)

No, we do not currently offer Umbrella Internet services.

Do you have cable?

Units are prewired for cable services, should you choose to elect service through a local provider.

Can I reserve your community room?

We do not currently rent the Office/Clubhouse space.

Do you have package lockers/how do I get my packages?

We do not currently offer a Package Locker system.

Is storage included?

Storage is not included with the Apartment home.

What are pool hours and seasonal availability?

Pool Hours are 9am - 8 pm Memorial Day until Labor Day.

What internet service options are available?

Comcast, Verizon and AT&T

Is there public transportation nearby?

Yes, There are many options for public transportation within walking distance of our community (2 miles)

Are you near any transportation routes? Which ones?

The property is on the city bus route. Metra station is 2 miles away.

What school district serves the community?

Our community is located in District 46

Do you allow pets? What is the pet policy?

Dogs and Cats are permitted. A total of two pets are allowed per household. Townhomes at Highcrest utilizes petscreening.com for all animal screening prior to move-in and renewal. A non-refundable pet fee of $300 is required per pet, and pet rent is $25 per month per pet. Pet rent is based on petscreening.com recommendations. Dog Breed Restriction List: Pit Bulls, Staffordshire Terriers, Rottweilers, Presa Canarios, Chows, Doberman Pinschers, and Akitas.

I have a noise complaint. Who do I contact?

Nosie complaints should be directed to the Community Office during business hours or local Police department after hours.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

We have designated areas outside units, apartments & buildings are non-smoking.

I need emergency maintenance. Who do I call?

24 After Hours Emergency Maintenance; call leasing office to contact answering service.

I have a non-emergency maintenance issue. Who do I contact?

Non-emergencies can be handled by the office during business hours or you may enter a work order online with our resident portal.

What is the parking situation?

Reserved parking is available, fees apply.

Is there a fee or permit required for parking?

There is a one-time $40.00 fee for a parking sticker.

Is parking assigned?

Open parking is not assigned.

What do I do if someone parks in my parking spot?

If you have a reserved spot, you may contact the towing company.

What is the policy for guest parking?

Guest parking is designated near the Management Office.

Are there building quiet hours?

Quiet hours are from 10 pm to 7 am.

What decorations or changes to the apartment are prohibited?

We ask that anything changed be approved by Management first and must be returned to original state upon move-out.

Are there fees for using the communal spaces?

There is no communal space for rent at this time.

Are there restrictions for what can be put on balconies or patios?

Local fire codes restrict use of grills.

What is the procedure for moving out?

When considering to vacate your home, the lease requires a 60 Notice to vacate, keys turned in prior to close of business on the day of move-out, and a walk through of unit.

Can residents put personal grills on their balconies?

Local fire codes restrict use of grills.

What brand are the kitchen appliances?

Appliance packages vary from Hot Point to GE, depending on install dates.

Does the apartment come with a microwave?

Our apartment homes do not currently offer microwaves.

Are stoves gas or electric?

Our townhomes offer gas stoves.

Is there a bathtub or just a shower? Are they together or separate?

Our townhomes offer a tub/shower combination.

Do apartments have USB outlets?

Our townhomes do not currently offer USB outlets.

Do kitchen sinks have a garbage disposal?

Yes, our kitchen sinks include a garbage disposal. 

Do apartments have dishwashers?

Yes, all of our apartment homes include dishwashers.
